The map shows Lot 57 divided into parcels of land with names of residents, acreage amounts and land conveyance references. Areas drawn in black indicate land conveyed to the government and re-conveyed to leaseholders or purchasers; areas in red indicate land that became freehold under the proprietor or land not sold to the government. The map shows the Murray Harbour Railway in red and shows roads in black or brown. Bodies of water, which include Orwell Bay and Orwell River, are coloured or outlined blue. Dams on rivers are shown. Sandy areas are shown with stippling. Compass rose with north and magnetic north arrows with variation for 1764.
